Effective date: September 23, 2026
Last updated: September 23, 2026
This Privacy Policy explains how 81 Ventures LLC ("81 Ventures," "Homebase," "we," "us," or "our") collects, uses, discloses, and protects information when you use Homebase, including our website, browser extension, and related services (collectively, the "Service").
Homebase is designed to help you evaluate homes based on the places, neighborhoods, transit, and walking distances that matter to you. Homebase does not request access to your device's precise geolocation.
Locations used in your Homebase experience are entered or selected by you.
1. Information We Collect
Information you provide
Depending on how you use Homebase, you may provide:
- Account information, such as your email address and information associated with your account.
- Information received when you choose to sign in with Apple or Google, subject to the information you authorize those providers to share with us.
- Search and onboarding preferences, such as whether you are looking to rent or buy, selected neighborhoods, places or categories you want nearby, transit preferences, walking-distance preferences, and other search criteria.
- Saved searches and other settings you choose to save.
- Communications you send to us, including support or privacy requests.
Information collected automatically
When you use the Service, our systems and service providers may automatically receive technical and usage information such as IP address, browser or device type, operating system, timestamps, referring pages, extension or website interactions, diagnostic information, and analytics events. We use this information to operate, secure, understand, and improve Homebase.
We use PostHog for product analytics. Depending on our configuration and your use of the Service, PostHog may process information about how you interact with Homebase.
Location information
Homebase does not request or collect your device's precise geolocation to provide the Service. Homebase also does not intentionally derive or store an approximate device location for the purpose of providing location-based services. However, ordinary internet infrastructure and service providers may process IP addresses, which can sometimes be associated with a general geographic area.
Neighborhoods, addresses, businesses, transit stops, and other places used in your searches are locations that you manually enter, select, or otherwise choose to use with Homebase.
2. How We Use Information
We may use information to:
- Create, authenticate, maintain, and secure your account.
- Save and display your search preferences and saved searches.
- Provide maps, geocoding, proximity calculations, and other Homebase functionality.
- Operate the Homebase browser extension and help you evaluate third-party real-estate pages using the preferences you have chosen.
- Understand product usage, diagnose problems, prevent abuse, and improve the Service.
- Send service-related communications, such as account, security, billing, or material service notices.
- Send product updates, tips, or offers when you have chosen to receive those communications, subject to applicable law.
- Process payments if and when Homebase offers paid products or subscriptions.
- Comply with law, enforce our agreements, and protect the rights, safety, and security of Homebase, our users, and others.
3. How We Disclose Information
We do not sell your personal information.
We may disclose information to service providers that process information on our behalf to operate Homebase. Our current or anticipated providers include:
- Supabase — database and authentication infrastructure.
- Mapbox — maps and geocoding.
- Railway — hosting and infrastructure.
- Mailgun — email delivery.
- PostHog — product analytics.
- Stripe — payment processing when paid products or subscriptions are offered.
- Apple and Google — authentication when you choose those sign-in methods.
These providers may process information according to their own terms and privacy practices as applicable to their services.
We may also disclose information if reasonably necessary to comply with law or legal process; protect rights, safety, or security; investigate fraud, abuse, or security incidents; or in connection with a merger, acquisition, financing, reorganization, sale of assets, or similar corporate transaction.
4. Third-Party Real-Estate Websites
Homebase includes a browser-extension experience that can help you evaluate homes while you browse third-party real-estate websites. Homebase is independent from those third-party services unless we expressly state otherwise.
Your interactions with a third-party website remain subject to that website's own terms and privacy policy. Homebase does not control the privacy, accuracy, availability, or practices of third-party websites.
5. Cookies, Analytics, and Similar Technologies
Homebase and our service providers may use cookies, local storage, software development tools, or similar technologies that are reasonably necessary to provide authentication, remember preferences, measure product usage, diagnose problems, and improve the Service.
If we later introduce advertising technologies or materially different tracking practices, we will update this Privacy Policy and provide any choices or notices required by applicable law.
6. Email Communications
We may send transactional or relationship communications necessary to operate your account or provide the Service, including security, account, billing, and important service notices.
Marketing or promotional communications are separate. If you choose to receive product updates, tips, or offers, you may opt out of those communications using the unsubscribe mechanism provided in the message or by contacting us. Opting out of marketing does not prevent us from sending necessary service-related communications.
7. Data Retention
We retain personal information for as long as reasonably necessary to provide the Service, maintain your account, fulfill the purposes described in this Policy, comply with legal obligations, resolve disputes, enforce agreements, prevent fraud or abuse, and maintain security. Retention periods may vary depending on the type of information and why we process it.
8. Account Deletion and Your Choices
You may request deletion of your Homebase account and associated personal information through the account settings made available in the Service or by contacting us. We may retain limited information when reasonably necessary or legally permitted, including for security, fraud prevention, legal compliance, transaction records, disputes, or enforcement of our agreements.
You may also update your search preferences and saved-search information through Homebase.
9. State Privacy Rights
Depending on where you live and whether applicable legal thresholds are met, you may have rights regarding your personal information, which may include rights to access, correct, delete, or obtain a copy of certain information, and rights concerning certain disclosures or uses of personal information. We will honor applicable rights as required by law.
We will not discriminate against you for exercising privacy rights provided by applicable law.
10. Security
We use reasonable administrative, technical, and organizational measures designed to protect information. No internet service, transmission method, or storage system can be guaranteed to be completely secure, and we cannot guarantee absolute security.
11. Age Requirement
Homebase is intended only for individuals who are at least 18 years old. You may not use the Service if you are under 18.
12. Changes to This Privacy Policy
We may update this Privacy Policy from time to time. When we do, we will update the "Last updated" date above and provide additional notice when required by law or when changes are material.
