Terms of Service

You must be at least 18 years old and legally capable of entering into a binding agreement to use Homebase. By using the Service, you represent that you meet these requirements.

Homebase is a technology tool that helps users evaluate homes based on user-selected preferences, such as neighborhoods, nearby places or categories, transit, and walking distance. Homebase may operate through a browser extension while you browse third-party real-estate websites.

Homebase is not a real-estate brokerage, real-estate agent, apartment locator, property manager, landlord, lender, title company, inspector, appraiser, multiple listing service, or legal or financial adviser. Homebase does not represent you, a property owner, a broker, a landlord, or a third-party listing platform in a real-estate transaction.

You may create an account using supported methods such as Sign in with Apple, Sign in with Google, or email authentication. You are responsible for maintaining the security of your account and for activity occurring through it.

You agree to provide accurate information and promptly update information when appropriate. Notify us if you believe your account has been compromised.

Homebase allows you to provide or select preferences and save searches. These preferences are tools for organizing and evaluating information; they are not guarantees that a particular home will satisfy your needs or that all matching homes will be identified.

You are responsible for deciding which properties, neighborhoods, places, transit options, distances, and other criteria are appropriate for you.

Homebase may help you evaluate information presented on third-party real-estate websites through the Homebase browser extension. Homebase may organize, calculate, annotate, or display Homebase-specific information alongside or in relation to information you are viewing on those third-party websites.

Unless expressly stated, Homebase is not affiliated with, endorsed by, sponsored by, or acting on behalf of any third-party real-estate website, listing provider, property owner, broker, or landlord.

Third-party information may be inaccurate, incomplete, delayed, unavailable, or changed without notice. Homebase does not guarantee the accuracy, completeness, legality, availability, pricing, fees, property characteristics, listing status, or continued availability of third-party information.

Before making a housing or financial decision, you should verify material information with the original source and, where appropriate, qualified professionals.

Your use of Homebase does not create a broker-client, agent-client, fiduciary, advisory, landlord-tenant, or other professional relationship between you and Homebase or 81 Ventures LLC.

Homebase does not currently send your information or leads to realtors, brokers, landlords, or property managers as part of the Service unless you separately direct us to do so or we clearly introduce such a feature and provide appropriate notice and choice.

You agree not to:

• Use the Service for unlawful, fraudulent, abusive, discriminatory, or deceptive purposes.
• Attempt to gain unauthorized access to the Service, another user's account, or systems connected to Homebase.
• Interfere with, disrupt, overload, or circumvent security or technical measures of the Service.
• Reverse engineer, decompile, or attempt to extract source code from the Service except to the extent such restrictions are prohibited by law.
• Use automated means to access Homebase in a manner that materially burdens the Service or violates applicable law.
• Use Homebase to violate the rights, terms, or technical restrictions of a third-party service.
• Copy, resell, sublicense, or commercially exploit the Service except as expressly authorized by us.

Homebase, including its software, design, branding, interfaces, text, graphics, and other content provided by us, is owned by or licensed to 81 Ventures LLC and is protected by applicable intellectual-property laws.

These Terms give you a limited, personal, non-exclusive, non-transferable, revocable right to use the Service for its intended purpose. They do not transfer ownership of Homebase or our intellectual property to you.

Third-party names, trademarks, property information, and content remain the property of their respective owners.

If you voluntarily provide suggestions, ideas, or feedback about Homebase, you grant us permission to use that feedback without restriction or compensation to you, provided that this does not give us ownership of your personal information.

Homebase may offer paid features or subscriptions in the future. Before you purchase a paid service, we will disclose the applicable price, billing frequency, renewal terms, cancellation terms, and other material purchase terms.

Payments may be processed by Stripe or another disclosed payment provider. Additional payment terms may apply at the time of purchase.

Until paid services are actually offered, this section does not create an obligation for you to purchase anything or an obligation for Homebase to offer a particular paid plan.

We may send communications necessary to operate your account or the Service. If you separately choose to receive marketing communications, you may opt out of marketing messages as described in those messages. Your marketing preference does not prevent necessary account, security, billing, or service communications.

We may add, change, suspend, or discontinue features of Homebase. The Service may occasionally be unavailable due to maintenance, outages, third-party services, technical problems, or circumstances outside our control.

Features identified as beta, preview, experimental, or similar may be incomplete, change without notice, or contain errors.

You may stop using Homebase at any time and may request deletion of your account.

We may suspend or terminate access when reasonably necessary, including for violations of these Terms, unlawful or abusive conduct, security risks, nonpayment of future paid services, or to protect Homebase, our users, or third parties.

Provisions that by their nature should survive termination will survive, including provisions concerning intellectual property, disclaimers, limitations of liability, dispute resolution, and other accrued rights or obligations.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE." HOMEBASE AND 81 VENTURES LLC DISCLAIM WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, AND ANY OTHER WARRANTIES THAT MAY BE DISCLAIMED BY LAW.

WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, SECURE, OR THAT PROPERTY INFORMATION, DISTANCES, TRAVEL TIMES, MAPS, TRANSIT INFORMATION, SEARCH RESULTS, OR THIRD-PARTY INFORMATION WILL ALWAYS BE ACCURATE, COMPLETE, OR CURRENT.

Nothing in these Terms excludes warranties or rights that cannot legally be excluded.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, 81 VENTURES LLC AND ITS AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, CONTRACTORS, AND AGENTS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DATA, LOSS OF GOODWILL, OR SIMILAR LOSSES ARISING FROM OR RELATING TO THE SERVICE.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR AGGREGATE LIABILITY FOR CLAIMS ARISING OUT OF OR RELATING TO THE SERVICE OR THESE TERMS WILL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID TO HOMEBASE FOR THE SERVICE DURING THE 12 MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM OR (B) $100.

Some jurisdictions do not allow certain limitations, so some of the limitations above may not apply to you.

To the extent permitted by law, you agree to indemnify and hold harmless 81 Ventures LLC and its affiliates, officers, directors, employees, contractors, and agents from claims, liabilities, damages, losses, and reasonable costs arising from your unlawful misuse of the Service, your material violation of these Terms, or your violation of another person's rights. This provision does not require you to indemnify us for our own unlawful conduct where such indemnification is prohibited by law.

Before starting arbitration, you and 81 Ventures LLC agree to make a good-faith effort to resolve a covered dispute informally. The party raising the dispute must send a written notice describing the dispute, the relevant facts, and the requested relief. The parties will have 30 days after receipt of the notice to attempt to resolve the dispute before either party begins arbitration, unless applicable law requires otherwise.

PLEASE READ THIS SECTION CAREFULLY. IT AFFECTS YOUR LEGAL RIGHTS.

Except for disputes that qualify for small-claims court, requests for certain injunctive or equitable relief relating to intellectual-property or unauthorized-access matters, and claims that applicable law does not permit to be arbitrated, you and 81 Ventures LLC agree that disputes arising out of or relating to these Terms or the Service will be resolved by binding arbitration on an individual basis rather than in court.

The arbitration will be administered by a recognized arbitration provider under consumer arbitration rules identified in the version of these Terms presented at launch. The arbitrator may award the same individual remedies that a court could award where permitted by law. Judgment on an arbitration award may be entered in a court with jurisdiction.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, YOU AND 81 VENTURES LLC AGREE THAT COVERED DISPUTES WILL BE BROUGHT ONLY IN AN INDIVIDUAL CAPACITY AND NOT AS A PLAINTIFF OR CLASS MEMBER IN A CLASS, CONSOLIDATED, COLLECTIVE, OR REPRESENTATIVE ACTION.

If applicable law prevents enforcement of this waiver for a particular claim or form of relief, that claim or relief will be handled as required by law.

Either party may bring an individual claim in a court of competent jurisdiction that qualifies as small claims, provided the claim remains individual and within that court's jurisdiction.

These Terms are governed by the laws of the State of Illinois, without regard to conflict-of-laws principles, except to the extent federal law or another applicable law controls. For disputes that are not subject to arbitration, you and 81 Ventures LLC consent to jurisdiction and venue in the appropriate state or federal courts located in Illinois, subject to applicable law.

We may update these Terms from time to time. If changes are material, we will provide notice as required by law. The updated Terms will identify their effective date. Your continued use of the Service after updated Terms become effective constitutes acceptance where permitted by law; when affirmative consent is legally required, we will request it.

If a provision of these Terms is found unenforceable, the remaining provisions will remain in effect to the extent permitted by law. Our failure to enforce a provision is not a waiver. You may not assign these Terms without our consent, except where applicable law provides otherwise. We may assign these Terms in connection with a corporate reorganization, merger, acquisition, financing, or sale of assets.

These Terms, together with any additional terms presented for a particular feature or paid service and the Privacy Policy where applicable, constitute the agreement between you and 81 Ventures LLC regarding the Service.
